RERA registration is a legal certification that needs to be acquired by builders, promoters, and real estate agents prior to advertising, booking, and selling any real estate property. As per the Real Estate (Regulation and Development) Act (RERA) 2016. Once approved, you receive a unique RERA number, which should be included in any advertisement and offer you receive.
A builder cannot sell flats, and a broker cannot sell property in a covered project without a valid RERA certification. The Government of India brought the RERA Act on 1 May 2017. Now every state has its own RERA authority like UP RERA, HRERA (Haryana) and MahaRERA (Maharashtra). These ensure that buildings are constructed according to regulations, accurate data is provided, and projects are completed on schedule by builders and agents.
RERA registration covers different categories, including Project Registration, Promoter Registration, and Real Estate Agent Registration. Depending on the project requirements, promoters may also need project extension, renewal, or amendment under the applicable state RERA rules.

RERA registration is mandatory for two main groups:

Online application for RERA registration is available in almost every state. Here is how it works:
Choose Your State Portal: Your registration is state-wise. If you work in Noida, you apply on UP RERA, and if you work in Gurugram, you apply on Haryana RERA.
Create your account: Select “Agent Registration” and choose either individual or firm. Verify your mobile number and email ID with OTP.
Fill the Application Form: Personal or business details, PAN, address, previous experience. Every detail must match your documents exactly.
Upload Documents: Scan and upload all the documents in the right size and format. Wrong file size is one of the most common reasons for delays.
Government Fee Payment: Pay online through the portal. Save the payment receipt.
Authority Verification: RERA officers will verify your application. They may raise a query, which must be answered quickly.
Download your RERA Agent Certificate: Once approved, you can download your RERA agent certificate and unique RERA number from the portal.
Create a promoter login on your state RERA portal.
Fill the project registration form (Form A in most of the states), giving full details of the project.
Upload land, approval, financial, and legal documents.
Open a separate bank account for the project (70% of buyer money must be held here for construction and land costs).
Pay the registration fee, which is usually based on the project area.
Submit the declaration (Form B in most states).
Receive your project RERA number, login ID, and registration certificate.
As per the RERA Act, the authority should approve or reject a complete application within 30 days. The time may vary based on documentation approval and queries raised. With proper filing by RERA experts, most cases move without long delays.
Agent registration is generally valid for 5 years. So do always check the current validity in your state, as some states like Uttar Pradesh have changed their rules to 10 years' validity.
Project registration is valid until the completion date declared by the builder.
Renewal should be applied for before expiry, usually at least 60 days in advance. This may vary depending on the state.
RERA registration fees vary depending on the state, type of project, project size, and land area. Promoters are required to pay the applicable government fee while submitting the RERA application. Project RERA number is different from the Agent RERA number. One says the building project, and another says the property dealer.
